Material changes both supply and installation
Sheet goods, floating planks, glued products, tile, carpet, engineered wood, solid wood, and stone have different product, acclimation, substrate, cutting, fastening, adhesive, grouting, finishing, transition, and maintenance requirements. A general flooring total cannot identify those differences by itself.
Compare quotes only after the manufacturer, product line, wear layer or grade, dimensions, color, finish, installation method, quantity, waste responsibility, delivery, storage, warranty, and installer requirements match.
Removal, subfloor, leveling, and moisture are separate work
- Removal and disposal: state which layers, adhesives, fasteners, baseboards, transitions, debris handling, hauling, and fees are included.
- Subfloor: identify material, damage, deflection, squeaks, flatness, contamination, fasteners, patching, replacement limits, and responsibility for concealed conditions.
- Leveling: distinguish local patching from grinding, self-leveling products, structural correction, drying time, primers, and moisture-compatible assemblies.
- Underlayment: confirm whether the product requires or already includes it, plus sound, vapor, cushioning, thickness, seam, and warranty requirements.
- Moisture mitigation: test method, readings, slab or crawl-space conditions, vapor control, waterproofing claims, product compatibility, and remediation must be explicit.
Small line items can change a quote materially
- Stairs require nosings, risers, treads, templates, cuts, adhesives or fasteners, transitions, and safety details unlike open floor area.
- Trim and transitions require lengths, profiles, finish, removal, reuse, wall repair, painting, door clearance, and installation responsibility.
- Furniture and appliances require a moving plan, disconnections, protection, storage, sequencing, and exclusions for heavy or fragile items.
- Occupied-home work needs dust control, daily access, phasing, cure times, temporary relocation, and protection of rooms not receiving flooring.
A minimum comparable flooring quote
Record net area and measured order quantity separately. Then align product, waste and attic-stock quantity, installation direction and pattern, removal, disposal, floor preparation, moisture work, underlayment, stairs, trim, transitions, doors, furniture, appliances, delivery, taxes, cleanup, warranty, and change-order rules.
If a contractor gives one total, ask for those inclusions and exclusions in writing. The number alone cannot reveal whether two contractors priced the same floor.
